   We check your PAN, your RERA number if you hold one, and call you about the localities you cover. Most applications are reviewed within two working days.

   You tell us which model you prefer and what rate you are asking for. We confirm the final terms with you in writing before you list a single property.

   You list and refer

   Add properties from your associate dashboard and refer buyers you already know. Our team visits, photographs and verifies every listing before it goes live.

   We close it, you get paid

   Every enquiry lands with the PropertySense team, whoever it came from. When a deal closes, your commission is worked out on your agreed slab and moves to payout.

Questions people ask

Who can become a PropertySense associate in Lucknow?

Three kinds of partner. Brokers and property consultants who hold resale or rental mandates, builders with their own inventory, and owners who simply have a flat, house or plot they want sold. All three sign up through the same form and all three earn on the same commission models — what differs is only how much supply you bring.

Is there a joining fee or a subscription to become a channel partner?

No. There is no joining fee, no listing fee, no monthly subscription and no charge for the verification visit or the photography. PropertySense earns only when a deal closes, which is the same moment you earn.

How much commission does a PropertySense associate earn?

You pick one of three models — a percentage of the final sale value, a fixed amount per unit closed, or a rate per square foot. On a sample 2% slab, a ₹85 lakh closure pays ₹1,70,000. A ₹75,000-per-unit slab pays ₹75,000 on the same deal, and a ₹120-per-sq-ft slab pays ₹1,74,000 on 1,450 sq ft. The model you choose on the form is a preference; PropertySense confirms the final rate with you in writing before you list anything.

Do I need RERA registration to partner with PropertySense?

Not to apply. RERA registration is required by law for agents transacting in registered projects, so we ask for the number if you hold one and it makes approval faster. Owners selling their own property do not need it. A PAN is required from everyone, because commission payouts are reported.

Can I contact the buyer directly once I have referred them?

No, and this is deliberate. PropertySense owns every customer conversation end to end — the calls, the WhatsApp messages, the site visits and the negotiation. As an associate you never see a buyer's phone number and you are never asked to chase one. If you want to work your own buyers yourself, this programme is not the right fit; if you would rather stop chasing, it is exactly the point.

When does an associate actually get paid?

After the deal closes and PropertySense has received the money. Your commission is then calculated on your agreed slab and moves through the payout states you can see in your dashboard — pending, approved, then paid — with the full arithmetic shown against the closure, not just a final figure.

How long does the application take to review?

Most applications are reviewed within two working days. We check the PAN, the RERA number if you gave one, and have a short call about the areas you cover before agreeing your commission slab.
